Greenville
rezoning gets the go-ahead
Daily Reflector -13 Aug 2005
...Greenville, NC - Prompted by recommendations
from a board created by the City Council called the Task Force on
Preservation of Neighborhoods and Housing, the rezoning prohibits
future development of apartments and duplexes in a 282-acre area that
spreads between East Carolina University and the Tar River.
The goal of the rezoning is to maintain the single-family
quality of established neighborhoods, limiting the number of duplexes
and apartment complexes, said Harry Hamilton, the city's chief planner.
Signs erected by the association of landlords in
opposition to the measure said it would affect students' rights in
the zone. But Hamilton said the rezoning has "absolutely no impact
on anybody's right to rent property within the area."...

Daily Reflector - 20 Jul 2005
...GREENVILLE, NC - Greenville's zoning board approved a ban on apartments
and duplexes in several university areas on
Tuesday, but not without a couple of calls to slow it down.
"Now, all you people don't shoot me," Edgar
Wall said as he stood at the podium before a packed house of ordinance
supporters at the City Hall council chambers.
Wall, who said he represented the Greenville Property
Owners Association, was about to address the Planning and Zoning Commission,
but before he did, he turned back to the audience to make his plea...
City
looks to limit multifamily housing near ECU
Daily Reflector - 17 Jul 2005
...GREENVILLE, NC - No more duplexes or apartments will be allowed
in a 282-acre swath of Greenville if a plan floated by the planning
and community development department is adopted.
The department wants to change the zoning for neighborhoods
between the Tar River and ECU stretching from about downtown to the
intersection of Fifth and 10th streets. The new zoning would prohibit
multifamily construction such as duplexes and apartments.
The idea came from a unanimous recommendation of
the Task Force on Preservation of Neighborhoods and Housing, which
addressed the growing trend of single-family homes being converted
to [student] rental housing...

zoning Ypsilanti: key to revitalization?
City attempts to rezone Cross Street area
Echo - 18 Apr 2006
...YPSILANTI, MI - City officials are pushing for less rental units
in the Cross Street area of Ypsilanti.
This year, Eastern Michigan students took a large step northward.
Peninsular Place opened its doors and attracted
many students who were previously living in the Cross Street area.
"The Cross Street area is about where 75 percent
of campus housing has been," said Matt Loy, manager of Renaissance
Apartments on St. Johns Street. "EMU is promoting the switch
by building the new union near the Towers."..

rezoning plan drawing opposition
Land owners say change would reduce value
of properties
Mlive.com - 3 Dec 2004
...YPSILANTI, MI - Ypsilanti city officials are proposing a plan to
reduce residential density in 15 city blocks north of downtown to
improve neighborhoods and encourage owner-occupied housing in the
city.
But the plan drew criticism Thursday from land
owners who say that it would decrease the property values of houses
they own and rent to college students.
"I don't think it is a good solution,"
said Kenneth Hayes, who owns property in the proposed area south
of Eastern Michigan University campus. "Try to solve parking
and blight problems before going after landlords."
Nearly 65 percent of the city's housing stock is
rental and that is not healthy for Ypsilanti, Mayor Cheryl Farmer
told the crowd of about 80 people who attended the informational
meeting Thursday at Welch Hall on the EMU campus. The City Council
is expected to consider the issue early next year.
"If we do nothing, things will get worse,"
she said. "We're not moving anybody out. This is a long-term
plan."...
